Alabama. The seller was Hilco Montgomery, LLC. |

| Centaur Building Services, Inc. has become Industrial Partner's newest tenant in Gunter Industrial Park. Centaur has leased 3,630 square feet in our 68,970 square feet multi-tenant building located at 2776 East Gunter Park Drive.
Centaur will assume occupancy in November, 2007 and remain in our facility for an original three year lease term.

| Service Express, Inc. has leased our approximately 48,000 square foot facility located at 2541 MidPark Drive in Gunter Industrial Park. Nim Frazer, SIOR, diligently worked with Service Express to find a product that worked for their company before the MidPark Drive building became available.

Mando America, Inc. required additional warehouse space to supplement their operations in Opelika, Alabama, Industrial Partners was able to provide their needs by completing the build-out of our 74,582 square foot multi-tenant building located at 1200 Jeter Avenue in Fox Run Business Park in Opelika. The 48,000 square foot lease by Mando America completely fills our available space in Opelika.

has leased the 19,320 square feet in our 92,770 square foot multi-tenant building located at 2770 East Gunter Park Drive. The company has facilities located in various cities in South Carolina and has entered the Montgomery market with a home in Gunter Industrial Park.
