Company Profile

Formed in 1974 as Industrial Properties, Inc., the company was originally a joint venture between Nimrod T Frazer, his business partner, and H. G. Pattillo of Pattillo Construction Corporation of Atlanta, Georgia.  The company was formed to bring the Speculative Building Program originally being developed in Georgia by Mr. Pattillo into the Alabama market.  Many of the properties within our portfolio were built based on that business plan and, in fact, Industrial Partners does today still develop new buildings and new parks based on that same mindset.

In 1985, Nimrod T Frazer, Jr. (Nim) joined the company and became the primary leasing agent and manager of the company.  Over time, Industrial Properties, Inc. became Industrial Partners, LLC and is now under the management of the second generation of the Frazer family.

Since its inception in 1974, the goal of the company has remained the same: provide high quality buildings to our clients at a competitive price and offer the best customer service possible.  Under Nim’s leadership that continues to be the goal on a daily basis. Nim and his support staff have been together since 1985 and share the company philosophy.  All members of the staff are licensed real estate sales persons and Nim himself is a licensed real estate broker.

Industrial Partners, LLC maintains a portfolio of over 2,000,000 square feet of masonry, pre-cast concrete, or tilt-up buildings with spaces available from 3,630 square feet to 150,000 square feet.  In addition, land is owned in several industrial parks and Industrial Partners has the experience and expertise to design and build a facility to meet your company’s specific requirements.

Flexibile Lease Options on All of Our Buildings

We offer flexible lease options on all of our buildings allowing you, our client, to utilize your capital in growing and building your business instead of building buildings.  If you lease a property from us and grow your business faster that you expected we can often move you into a larger facility in our inventory without any cost to terminate the existing lease.

If none of our inventory meets the needs of your company, our full service brokerage service can search the market and help you negotiate the best deal for you.  Remember: Our goal is your satisfaction; we promise to work hard to fulfill that goal and earn your business.
